WATER WELLS

There are a total of four water wells on the property, which sits on an alluvial fan backing up to the Warner Mountain Wilderness area providing pristine water at all sources.

ORIGINAL: At 45′ deep, this cold well was the primary water source from when the house was built in the 1930’s until the 1970’s (est) when Well #1 was drilled. The well head for this source is in the wine/root cellar of the primary house and reportedly has the sweetest water of all. It has not been activated by the current owners.

Well #1: At 300′ deep, this cold (45ºf) well is the primary water source for the ranch with a 1hp pump which produces approximately 20gpm of pure water (see assay below). It’s well head is located approximately 200′ north of main house in a purpose-built subgrade concrete enclosure plumbed with an exterior 1 -1/4″ fire hose hydrant. The pump and control box were both replaced in Summer 2025.

Well #2: Also at 300′ deep, this cold (45ºf) well was drilled in the 1990’s for a manufactured ‘in-laws’ home which also has its own septic system and power drop. The structure was removed prior to purchase by current owners and the well has not been activated.

Well #3: At 985′ deep this geothermal hot (101ºf to 130ºf) well was drilled in 2005-6 and provides all direct use hot water for the property. It has a 1hp pump which produces 20gpm and is also plumbed with a 1-1/4″ fire hydrant at the well head which is approximately 100′ east of the western property line (at the road). The well is operated on-demand at the main house which contains a 400 gallon storage tank for direct use. Once activated, the well outputs approximately 150 gallons of the cold water in the column which is shunted to the garden irrigation system. Once the incoming water reaches (thermostatically-controlled) desired temperature (100ºf+) a valve switches flow to the internal tank and the hot water will peak at 130ºf as it brings the water from the hot rocks in the well bottom up, filling the tank with average temp of about 113ºf at which time they pump shuts off automatically. If run nonstop, the well will produce 15gpm at 101ºf.

FIRE FIGHTING: Wells #1 & #3 have power supplied by the 20kW main house generator, retaining substantial firefighting capability during power outages.
